The Home Buying Process

1. Get Pre-Approved

Before you start looking at homes, talk to a mortgage broker or your bank. A pre-approval letter tells you exactly what you can afford and shows sellers you are a serious buyer. We work with 3 trusted brokers who consistently get our clients the best rates.

2. Define Your Priorities

Location, size, school district, commute time, budget. We sit down with you to understand what matters most and where you are willing to compromise. This prevents wasted time looking at homes that do not fit.

3. Search & Tour

We set up custom MLS alerts based on your criteria so you see new listings the moment they hit the market. We also leverage our network to find homes before they are publicly listed. You will tour only properties that match your needs.

4. Make an Offer

When you find the right home, we prepare a competitive offer backed by comparable sales data. We advise on price, conditions, deposit, and closing date. In multiple-offer situations, we know exactly how to position you to win.

5. Conditional Period

After your offer is accepted, you typically have 5-10 days to complete a home inspection and finalize your financing. We coordinate everything and ensure deadlines are met.

6. Close & Move In

Your lawyer handles the title transfer and your mortgage funds. On closing day, you get the keys. We are there to answer questions right up to and after move-in day.
